Advisory

Our project advisory services primarily focuses on acquisition due diligence services and may include:

  • undertaking a thorough review of due diligence documentation

  • coordinating the procurement of consultants and experts

  • offering insights on site constraints and opportunities

  • delivering comprehensive final Client Reports, along with supporting documentation, which will  highlighting key findings and actionable recommendations

Development Manager

As a Development Manager, we will oversee all project administration and governance and coordinate the procurement of consultants and experts. Atria Property Co focuses on driving budget efficiencies and actively managing project timelines to ensure that all milestones are achieved.

Real Estate Advisory: NSW Government

Advising NSW Government on proposed land acquisition of significant site south of Sydney:

  • Reviewing all due diligence information associated with the site (comprising 120 + documents), preparing a Document Register and a Due Diligence Report analysing each document and provided a recommendation to the client on issues identified

  • Preparing a Tenancy Schedule identifying each tenant and tenancy agreement

  • Preparing a Schedule of Potential Costs, identifying all existing and future capital and maintenance costs

  • Engaging external specialists to assist in understanding the site’s constraints and opportunities, including a contamination expert, Valuer and Town Planner

  • Assisting with preparing the commercial analysis including a desktop highest and best use analysis of the site

  • Working with Government stakeholders

Past Projects

Development Manager: Fitout of A-grade commercial building on behalf of NSW Government

Circa $60M fitout across 22,000m2 on behalf of multiple Government agencies within the Charter Hall building at 231 Elizabeth Street, Sydney:

  • Managing Agreement for Lease & associated contract documents

  • Managing design consultants to deliver client’s fitout specifications

  • Undertaking value engineering/value management

  • Coordinating regular onsite meetings to oversee execution of design

  • Managing all sub-consultants

  • Coordinating all project governance, including chairing Project Control Groups and Steering Committees

  • Managing risk with escalation to appropriate senior Executives

Development Manager: Land acquisition on behalf of NSW Government

Rezoning of significant site in Western Sydney, including land swap negotiations for mixed-use development:

  • Facilitating meetings with key stakeholders

  • Managing consultants engaged on key issues (traffic, urban design and planning)

  • Managing project program and budget

  • Managing project governance and risk
